This project focused on digitizing a luxury hotel in Beverly Hills, a property of roughly 500,000 square feet. The core goal was an LOD 300 3D model and accurate documentation of existing conditions. To get there, we used a Trimble X7 LiDAR scanner, photogrammetry and BIM modeling. That level of detail was key as a foundation for future renovations and architectural planning. But we saw a chance to go beyond basic documentation and use the model to turn the physical asset into a smart digital environment, making long-term management and operations more efficient.

Managing an asset of this size and complexity came with plenty of challenges. The as-built documentation for the hotel's infrastructure and systems was out of date. That fragmented information made it impossible to see the building as a whole, made it harder for maintenance, operations and management teams to coordinate, and limited their ability to plan future work efficiently. Without a centralized, visual database, management stayed reactive instead of predictive, driving up costs and cutting into operational efficiency.

To tackle these challenges, we rolled out an end-to-end solution that moved the hotel from traditional management to a predictive, data-driven model. First, we built an exact digital replica of the building with LiDAR and used Scan to BIM to turn that data into a 3D model. This BIM model isn't just a 3D picture of the space; it's a database with information on every component in the hotel.
Next, we built an interactive Power BI dashboard linked directly to the BIM model's database. Through it, the management teams got a clear view of the condition of their assets. The dashboard lets them track inventory, schedule maintenance, optimize space usage and make strategic decisions backed by key metrics.
